May 18, 2005 SPECIAL NOTICE
Dear Neighbor:
Walden Woods is a unique neighborhood wonderfully
blending community with attractive homes in an open, woodland atmosphere. While
there are many communities in the area, most don’t have the character, that
special something, that has attracted people to WW.
There are many things that
go into maintaining that unique character and the atmosphere of the
neighborhood that drew us all here. Part
of the work to maintain the character that we all appreciate began many years
ago at our initial development when CC&Rs were established and an
architectural committee of neighbors was chartered to maintain the
architectural integrity of our neighborhood.
The committee has always been neighbors participating with the
collective intent to protect and preserve this environment in which we are
invested.
From time to time the policies used for
architectural review need to be updated or reevaluated in response to products
and services, or architectural features, which may not have previously been
considered, or been available, or of general use by the public. It is clear that our current policies do not
adequately address the patio/shade covers and boat/vehicle/watercraft/RV
shelters that are available on the market.
At this time it is appropriate to evaluate the use of these products
that are of interest to our homeowners, and to thoughtfully formulate a policy
to address them in the context of the CC&Rs.
Therefore, the association
board of directors voted on May 17, 2005 to place a moratorium, effective
Thursday, May 19, 2005 on placing any new patio/shade covers and
boat/vehicle/watercraft/RV shelters on any property in Walden Woods.
The moratorium is in place
to allow the architectural committee to collect input and comment from members
of the association and formulate a policy that addresses these architectural
features. They have been asked to begin their work immediately so that a policy
will be available soon. Please send any comments or
input you wish to share about the policy in writing to
architect@waldenwoods.org or to Walden Woods HOA, P.O Box 2746, Granite Bay, CA
95746.
If you have any planned
external improvement to your property, please contact the Architectural
committee during the planning stages so that your project schedule can be
maintained, and so that you do not incur any unnecessary expense. The architectural review committee will be
able to work with you about design issues relating to review criteria and to
clear up any confusion there may be as to whether your project is subject to
review under the CC&Rs.
