SUMMER NEWSLETTER

Welcome To New Residents Of WaldenWoods. Please welcome the newest arrivals to Walden Woods:  Charisse & Bill McDonnald - 6523 Mimus Lane, and Frank Witz - 8595 Walden Woods Way.

Association introduces WWW.WALDENWOODS.ORG.  . The Walden Woods Home Owners Association now has its own web site - www.waldenwoods.org. This site has been under construction for the past six months and under trial since April. The reason for the site is to provide an easier and quicker way to disseminate information to our households most of whom have access to the Internet. Critical information that is required to be sent to every household by the CC&Rs or bylaws will still be delivered by mail. Special thanks go to Christopher McAfee, Steve Hibert and Guy Hall for their work on this project. Please review the site and make full use of its potential. There is a short introduction called "A Quick Tour" here. As with all activity associated with the Internet there are precautions everyone should take so we can fully utilize our site. The Board is concerned about homeowners privacy so we do not plan to place our Directory on the site at this time, however when the new directory is published we will make this a voluntary option. Likewise we careful about listing your name and phone number. If someone in the Association needs to find you they have a written directory to find you.

1999 Annual Homeowner Association Meeting Set. The Walden Woods Homeowners Association Annual Meeting will be held at 3 p.m. on Sunday, September 19, 1999, at the home of Mr. and Mrs. Les Walshaw. It is located at 8245 Walden Woods Way. You will receive an agenda for the meeting in early September. Plan to attend to have a voice in your community.

Common Area Problem. Homeowners are still reporting that a variety of vehicles, including pickup trucks, are driving around in the Association’s Common Area. Everyone is reminded that the consequences of this behavior could be catastrophic if an errant spark from a hot muffler were to start a fire. In addition, anyone responsible for causing a fire would face possible criminal and civil charges as well as be financially responsible for ALL costs associated with fighting the fire and any and all property or personal damage which results from the fire. No vehicles without the permission of the Association are ever allowed in the common area.

2000 Budget Finalized The Board has finalized the Association's Year 2000 budget. Please take time to review the budget details and information.

Summer HOA Board Meeting Scheduled The Walden Woods Board of Directors will hold its summer meeting on Thursday, August 5 at 7:00 pm. The meeting will be held at Mike Stewart's home located at 8269 Parus Way. Topics to include the Annual Meeting Agenda. Click for board meeting agenda.

Granite Bay Woods Plans for this development at Vireo and Ardea continue. The development now consists of six homes off of Vireo that will end in a cul-de-sac. The lot at our entrance surrounded by Vireo, Auburn-Folsom and Ardea remains undeveloped. The project is expected to come before the County Planning Commission later this year. If you want to see the developer's proposed map, please give a call to Bill Kenney at 652-5025.

Homeowners Association Needs Volunteers  At last year's Annual meeting several Homeowners expressed interest in helping this year to obtain Homeowner proxies so the 1998 Annual Meeting could progress smoothly. If you would like to assist, please call Denese Holden at 652-0856 to discuss.

New Walden Woods Directory To Be Published.   Enclosed with this newsletter is an information-gathering form you should complete so information in the Walden Woods Directory is up-to-date. To print out the form be sure to set your printer to landscape mode first. The new directory will have space for many new items such as e-mail addresses, fax numbers, as well as, more traditional information. To speed up the process, we are asking you to complete the form by September 1st and return it to Denese Holden at 6720 Boulder Road. Our objective is to distribute the new directories at the Annual Meeting.

Sheriff Volunteers Provide Vacation House Patrols.   The Placer County Volunteer Sheriffs will give your house extra attention while you are away on vacation. To arrange for this assistance call the Granite Bay Station at 916-791-5159 or the Loomis Station at 916-652-2400. The service is provided by the Sheriff Team Of Active Residents (STARS).

Architectural Committee News    The Board has appointed Lee Snook, 652-8262, as Chairman of the Association’s Architectural Committee. Plans for additions, external remodeling, decks, roofs, house paint, fences, landscaping, tree removal, etc., should be submitted to Lee. If you have a question about what is expected, please call or consult your CC&Rs. If you need a copy of the CC&R’s, call Frank Miller at 652-0502; we have plenty. Thanks to every homeowner this year who have submitted their plans on time. Click on the title above for more news.

Walden Woods Annual Garage Sale.   Plans are now underway for another Walden Woods Garage Sale in October. The target date is Saturday, October 9. As last year, each homeowner will be responsible for their own sale. The Association will place and pay for advertising in the newspaper(s) and Pennysaver. Signs outside of Walden Woods (e.g. Auburn-Folsom, Douglas, etc) will be the responsibility of the Association. We will make arrangements for a Monday/Tuesday neighborhood pick-up by an agency.
